A failed or missing perimeter drain lets water sit against the foundation, leading to damp basements, cracked walls, and long-term structural damage. We excavate around the foundation where needed, install new drain tile and a proper gravel and membrane system, and tie it into daylight or a sump.

We also diagnose drainage problems that aren't obvious from the surface: a crushed section of old clay tile, a disconnected downspout, or grading that sends water toward the house instead of away from it.
